The shift

Australia's construction industry is entering the age of industrialised delivery.

Housing is moving toward industrialised construction — built in a factory, to a repeatable process, at a pace site-by-site building cannot match. Governments are supporting wider adoption of Modern Methods of Construction to lift supply and productivity. Australia is moving toward a more consistent national approach to modular and prefabricated construction. The detail and the timing differ by jurisdiction, and much of it is still being implemented — but the direction is settled: more documentation, traceable supply chains, clearer accountability, and digital evidence that has to hold up long after handover. Manufacturer declarations

What a manufacturer states about a module has to be backed by the production record behind it. TerraFab OS holds that record — inspections, materials, quality assurance records and sign-offs — attached to the specific module being declared.

Building instructions

Installation and assembly documentation travels with the modules rather than arriving separately. Instructions, revisions and the drawings they match sit in the same record as the evidence of manufacture.

Building approvals

Approval pathways are changing, and requirements vary by state. TerraFab maps whichever obligations apply to your project onto specific hold points, so evidence is gathered against them during manufacture — evidence-based compliance, not reconstructed afterwards.

Compliance evidence

NCC and AS/NZS obligations are tied to the inspection that proves them. Every requirement can be traced to the photo, certificate or test result that satisfies it, to the hold point it cleared, and to the person who signed it off.

Supply-chain documentation

Mill certificates, batch numbers and supplier documents are recorded against the approved specification and traced to the modules they went into. Substitutions can be raised for review in the record before they are accepted.

Independent certification

Certification decisions stay with the project's own independent certifier, who is independent of both the factory and TerraFab. TerraFab OS puts requirement-mapped evidence in front of them — it never makes the call, and it supplies no certifier.

Permanent compliance records

The project record is retained for the life of the building, not the life of the project — a certification history rather than a closing folder. Timestamped, audit-logged, and reconstructable by a certifier or auditor years later.

Software alone doesn't make a factory honest — but it does decide what has to be shown, and to whom.
